
Building Handover/ Takeover and DLP
At Legacious, we have a wealth of experience in managing building handovers. We always strive to ensure a seamless handover experience and we work closely with main contractors, landlords and tenants to facilitate this.
At Legacious, we pride ourselves on ensuring continuity of services during the handover period as well as during the defect liability period (DLP). We engage all stakeholders involved in the project delivery (including contractors and service providers) and put processes and procedures in place to enable us to take over the building in good condition.
A. Building Handover/ Takeover Process Management
Before we commence the handover process we engage all stakeholders involved in the construction of the building(s) to identify the completion period of the building. We deploy experts from different disciplines (MEP) who inspect, operate and make sure the systems installed are operationally safe and sound. Our priority before starting handovers is to ensure that the important facility management pre- requisites are in place and active.
The handover process includes:
- Assets operational review and preparation of snag report.
- Assets take over and preparation of health report.
- Project documentation review and takeover from main contractor.
- Arranging inspections for health and safety systems through specialized contractors.
- Arranging all third-party inspections and certifications.
B. Building Snagging/ Survey
At Legacious we conduct a thorough building inspection with our experienced engineering team for defect identification and resolution while the building is being prepared for occupation. We conduct a comprehensive survey of the building and generate a snag report mentioning all pending and finishing works related to civil, MEP, security and life safety equipment. This important process ensures that landlords and tenants experience the minimum amount of defects, if any, when they visit their property prior to handover and receiving the keys. At Legacious we strive for zero defects on handover.

C. Building DLP Management
During the defect liability period, our team manages contractors and OEM’s to ensure all contractual maintenance obligations are adhered to including preventive and reactive maintenance. We ensure that all defects are addressed by the main contractor before the defect liability period (DLP) ends.
